DESCRIPTION

Certo Construction completed a full refurbishment of the new offices of Oyster IMS - this entailed:

  • Enabling Works: Clearing and levelling raised floor tiles and removing old heating and lighting elements always adhering to WEEE and all other legal requirements.

  • Technical installation: Install new electrical lighting, Installation of designated Internet, A/C, heating and plumbing installation. This included fitting out new fire alarms and connecting them to the main building controls, and relocating light fixtures

  • Partitions and doors: Creating two new glass meeting rooms, acoustic breakout areas and desking areas.

  • Painting and decorating: Coating all steel columns in fire rated paint in addition to painting the new storage room / break room.

  • Flooring: Laying new acoustic vinyl flooring throughout.

  • Furnishing: Design, manufacture / and install all office, meeting rooms and breakout areas, including kitchen and lunch area.

  • Manifestation:  Design, manufacture and install all manifestation and signage.


DETAILED DESCRIPTION

Certo Construction began a full design to complete refurbishment of the new offices of Oyster IMS with the acknowledgement of the client wanting a quiet working environment.

Having a quiet working environment proved to be a challenge as the office building is based in an old loom factory with a singular large open space, concrete floors, and brick walls allowing for large reverberations and echoes.

Due to this, Certo Construction encountered various challenges. Some of which include the breakout area noise flowing over to the working environment, the meeting rooms leaking sound due to the vibrations made by the connecting concrete and brick structure. and the noise traveling from different sections of the office.

Certo Construction came up with different solutions for the sound by seamlessly integrating different ideas. To stop the noise flowing from the breakout area. Certo Construction erected an acoustic partition of which doubled as an art piece with the same smaller style acoustic panels placed on the walls of the breakout area to dampen any acoustic overflow.

To stop the noise flowing through the different departments of the office space. Certo Construction used the bespoke staff lockers as dividers. This made it possible to reduce noise and section off the different departments.

In addition to this, Certo Construction installed acoustic installation under the loose laid flooring throughout the office. This had a challenge in that the original raised floor was uneven. Certo Construction had to re-fit and level out the raised floor for the acoustic padding and LVC.

For the meeting rooms, Certo Construction used glass partitioning with less than 40 decibels to ensure all noise in the meeting rooms is kept condensed. In addition to this Certo Construction built down stands with acoustic installation forming a buffer between the glass partitions and concrete ceiling. Through this Certo Construction was able to achieve the acoustic requirements the client desired.

Certo Construction designed and installed manifestation throughout the client’s office with a large-scale version of the client’s logo positioned on the dividing glass piece.

Due to the glass meeting rooms. Certo Construction had to uninstall and replace several fire alarms to ensure all regulations were adhered to. This involved disconnecting and reconnect all new fire alarms to the overall fire system put in place by the landlord. Certo Construction revamped the lighting of the office by installing motion sensors.

The client wanted a clean working environment, ensuring that the breakout area waste management was kept to a high level, therefore Certo Construction fabricated a 3-way stainless steel bin chute leading directly into the waste containers which could be extracted through the storeroom ensuring all rubbish was not able to be seen.

The finished product came out with a modern industrial homely feel where everything has its place.
